Pre-Rental Conditions

The lease is conditional upon the landlord's full satisfaction with the following items:

1. Employment verification: An employment letter (including salary, position, start date, and employment status), accompanied by the most recent pay stub showing year-to-date earnings.

2. Credit and rental history verification: A complete Equifax credit report.

3. Reference verification: The tenant consents to the verification of their payment history and must provide references from previous landlords.

After Acceptance of the Offer (Next Steps):

4. Deposit: The tenant agrees to make the initial payment by Interac transfer to the landlords on the same day the lease is signed.

5. Insurance: Proof of liability insurance covering $1,000,000 for the entire duration of the lease.

6. Utility transfer: A confirmation letter from Hydro-Québec indicating that the account has been transferred.

7. Moving rules and fees: The tenant must comply with all condominium syndicate rules.

8. Rent payment: The tenant agrees to provide post-dated cheques for the entire lease term or to make monthly Interac transfers on the 1st of each month.

9. Building rules: The tenant must read and accept all building rules and administrative bylaws.

10. Lease documentation: Standard Québec lease accompanied by an email communication consent form.

During the Rental Period:

16. Subletting or assignment prohibited: Subletting or assigning the lease is prohibited without prior written consent from both the landlord and the syndicate.

End of the Rental Period:

17. Move-out condition: At the end of the lease, the dwelling must be returned in the same condition as when possession was taken, including all included items, and with floors and walls maintained in good condition.

18. Mandatory visits: If the lease is not renewed, the tenant must allow visits from prospective tenants with 48 hours' notice. The same requirement applies to prospective buyers if the property is listed for sale during the lease term.
